Information about renting

On spacious private grounds with plenty of greenery and seating stands a former school building that has been fully converted into 41 self-contained studios.

The grounds are gated and have more than enough private parking as well as a covered, lockable bicycle shed. Both the communal areas inside and the grounds outside are monitored by camera, overseen by the caretaker.

The studios sit directly beside Fontys University of Applied Sciences and about 300 metres from Eindhoven University of Technology. The city centre, the bus and train station and various shops are within walking distance, and the motorway access roads are close by.

The studios are self-contained homes newly built within the existing building. They meet the strict requirements for fire safety and sound insulation, and are finished to a high standard.

The living area is furnished with a table, chairs, a sofa and a bed. The studio is equipped with everything you need day to day, from kitchenware to bed linen. In practice you only bring your personal belongings.

Laundry facilities

On the ground floor and the first floor there is a room with two washing machines and two dryers each. The studios on the second floor have their own washer-dryer.

The base rent varies per studio and depends on its position and size. On top of that come the service charge and the energy charge. Each studio page shows the exact amount, including the monthly total.

What the service charge covers

• Electricity in the communal areas
• Internet
• Furnishing
• Floor coverings
• Cleaning of the communal areas
• Maintenance of the grounds

The energy charge covers heating, hot water and electricity within the studio itself.

Depending on your age and income you may be able to claim housing benefit for these studios. Whether you qualify, and for how much, depends on the current thresholds set by the Dutch tax office.

The tenancy agreement is entered into for a minimum of six months. After that it can be cancelled on a monthly basis.

Conditions

• One person may live in a studio and register at that address with the municipality.
• A deposit is payable at the start of the tenancy.
• A one-off contract and handover fee is charged, excluding VAT.
• Students are asked to show proof of enrolment at their institution.

At the end of the tenancy

When a tenant gives notice, a final inspection follows. That way we know the next tenant moves into a virtually new studio. Where needed we carry out repairs.

House rules apply, and the caretaker makes sure they are kept. Among other things they cover:

• Noise nuisance
• The number of residents per home
• Disposal of household waste
• No posters in the windows or in communal areas
• Pets are not allowed
• Parking bicycles in the designated place
